Documents confirming property rights and holdings in the state of Sonora by Mexican or Spanish royal officials. Most documents concern the Gutierrez family, of San Miguel de Horcasitas and owners of the Rancho San Marcial in Sonora, which may suggest that they collected the documents as a legal record of their property ownership. The documents bear royal or state stamps that establish their bona fide nature. Some documents clearly state that they are copies taken from the originals. The documents are in Spanish.

Bound, handwritten title abstract, prepared by Judson, Gillette and Gibson of Los Angeles, containing documents, dating back to 1844. Included are original documents such as tax assessments, mortgages, a deed, certificates of title, and descriptions of the property known as the "Bell Block" or "Bell Estates" on the S.E. Corner of Los Angeles and Alisio Streets in the city of Los Angeles owned by Captain Alexander Bell.

Los Angeles: a succinct history of the city

This manuscript is a history of the city of Los Angeles, dating from the arrival of Spanish missionaries in the 18th century. Of the city's early history, Stephens writes, "For many years, Los Angeles was but an outpost of San Gabriel. Its population was gradually increased by the arrivals of newly discharged soldiers and their families." He tells the tale of the early privateer Joseph Chapman, whom he calls "The First Settler," and "The Great Flood" of 1825 which was followed by three years of "drouth." He speaks very highly of Hugo Reid. Most of the historical content is mentioned only briefly, with little to no detail. The final entries are dated mid-1885.

Assorted court records and land deeds related to land originally included in the Maxwell Land Grant. Includes a quit-claim deed for land in San Miguel County, New Mexico, between Madison Calhoun and Henry M. Porter (1882); court records related to Eliza C. Winburn vs. Alice Clara Heck et al. (including Lucien B. Maxwell, Charles Beaubien, and the Maxwell Land Company), 1930; a warranty deed between J.A. Heyde and Company and Thomas P. James for land in Union County, New Mexico (1906); a grid map of land belonging to the Vinson Land Company in Otero County, Colorado; and court papers for Walter Clement et al. vs. William H. Dyer and Charles F. Whitcher regarding the Maxwell Land Grant and Good Fairy Mine (1897). Also includes a manuscript entitled "Fortunes in Western Lands," which speculates on the future of gold mining and territory expansion in the western United States, and some business correspondence belonging to Charles Springer, mainly related to his highway activities in Oklahoma and New Mexico. The donor, Rev. F. Stanley, was the author of The grant that Maxwell bought (1952).

An expediente or case file for land granted by Juan Bautista Alvarado to Raymundo Olivas and Felipe Lorenzana, known as Immediacion á Los Serritos (later named Rancho San Miguel) encompassing the present day City of Ventura not within Rancho Ex-Mission San Buenaventura, with the Santa Clara River marking its southern boundary. Includes signed statements by Raymundo Olivas, Fernando Fico, Rafael Gonzalez, Santiago Arguello, and a grant by the Governor of Mexican Alta California, Juan Bautista Alvarado.
