Old shelf number: eph J4-11a (2). This is a variant on RB ephMPCALIF0023. Overprinted in red for Frank A. Tetley Real Estate and Loan Broker, with added title. This map is the same area and scale, but with narrower longitude and latitude, as RB ephMPCALIF0025, compiled by Ad. S. Alkire and dated 1890. Prior to 1897, Mr. Tetley was in business with Geo. F. Seger; in 1897 Tetley is listed alone and Seger is a bicycle dealer (Riverside City Directories, RB 297923, 404224, and 291029); Tetley continues to appear in directories of the area into the second decade of the 20th century; California state death records show that Mr. Tetley died in 1942. Interesting quote: "Magnolia Avenue Running through the center of this tract is 10 miles long and 132 feet wide, with sidewalks 20 feet in width; in its center it is shaded its entire length by a magnificent growth of pepper, the most beautiful ornamental tree known to landscape gardeners, making a double driveway, and upon the sides by a splendid growth of Palm, Gravilia and Eucalyptus, with magnolias as each crossing, making it the grandest avenue and most beautiful drive in California or in the world."
